We offer a comprehensive list of services available. We are small enough to give you the personalized service you deserve but large enough to offer the services you need! We have options available to satisfy any owner, from offering a totally care-free investment, to a minimal amount of services for owners that like to be more involved but just need someone local to keep things running smoothly.

Our Basic Property Management Package

Includes:
  • Research rent base in neighborhood
  • Spot inspecting units every four (4) months
  • Making unit available for Section 8
  • Receiving repair calls and investigating damages
  • View vacant unit
  • Turn copy of file over to the owner
  • Oversee utility transfers
  • Tenant letters
  • Bookkeeping correlation
  • Follow up on delinquent accounts
  • Immediate deposit of all rental collection
  • Collection reports
  • Set up and maintain rental reserve account

Additional Property Management Services Available

  • The owner(s) will be responsible for going to court if warranted in the event of eviction proceedings, unless otherwise agreed. If the owner wishes Tri-Sun Management to represent him/them in court, there will be an additional charge per appearance, plus court costs, filing, and bailiff fees.

  • Advertising for qualified tenants
  • Researching tenant information
  • Submit any rental proposal
  • Show property to tenants
  • Initiate Lease Agreement
  • Schedule move-in date
  • Arrange for key transfer
  • Collect first month’s rent and deposit
  • Verify employment and references

Rehabilitation Supervisor Package

Manager will collect accurate bids based on the property itself and will supervise and verify the completion of work.
